In Fiumicino, a civil-standard home in the Centro zone costs between €2,300 and €3,400 per m² according to the OMI property values (quotazioni OMI) for the first half of 2026.
The municipality is large and changes a great deal from one area to another. The 9 zones with values range from the lowest minimum of €1,500 per m² (Aranova and Passoscuro) to the highest maximum of €3,400 per m² (Centro). The median value across the zones is €1,900 per m² as a minimum and €2,800 per m² as a maximum. If you are looking at an auction in a suburban or peripheral zone, use these figures as a starting point, not the auction price alone.
For those renting, the reference is the OMI median rent of €10.0 per m² per month. Rents on registered contracts, meaning the average rents registered with the Italian Revenue Agency (Agenzia delle Entrate) in 2025, vary greatly depending on the type of contract: €10.8 per m² per month for the open-market 4+4 lease, €9.4 for the 3+2 agreed-rent lease (canone concordato), and €6.5 for the transitional lease. If you are renting, this difference weighs more than it might seem.
This is useful for understanding how much a family can afford. Home sales, on the other hand, refer to the rest of the province of Rome, not just the municipality: in the 2nd quarter of 2026 there were 5,401, with an annual change of 5%, according to the Italian Revenue Agency (OMI, provisional data). 51% were bought with a mortgage.
Before making a bid, compare the price with the right zone and with the OMI values. Keep in mind that in none of the 9 zones does the Agency also publish the value for homes in excellent condition.
