Colpo d’Asta was born from a simple observation: every week public bodies and courts put houses, garages and commercial premises up for sale, but the notices are scattered across dozens of sites, written in legalese and almost never with a price per square metre alongside. Those who do not do this work every day find them by chance, or do not find them at all.
We read them every morning and rewrite them in clear language: base price and €/m², square metres, declared condition, deadline for offers, what is needed to take part and the costs to budget for. Each listing refers to the official notice, which remains the only document that counts.
What we are and what we are not
- We are a private service of Servizi Digitali 24 S.R.L. (P.IVA 18422681009).
- We are not appointed by the selling bodies or by the courts, and we are not the court-appointed custodian or the sale delegate.
- We take no commissions from sellers. Our services are paid for by those who choose them: the alerts and, separately and only on request, assistance with purchase.
Where the data comes from
From official notices: Rete Aste Notarili (disposals by public bodies and notarial sales), the Public Sales Portal of the Ministry of Justice, Invimit SGR, ALER Milan. Each listing goes online only if it passes our automatic checks on base price, municipality, deadline, €/m² and cover image; doubtful cases are reviewed by an agent. Photos, where available, come from the public documentation of the notice and are credited to the source. Where the source does not allow images to be copied (for example ATER Rome), we do not publish photos: you will find the data, the position on the map, Street View when the address is precise, and the link to the notice with the official photos.
How we work with you
If a lot interests you and you want to take part, an agent checks the appraisal report (perizia) and encumbrances, takes you to the viewing, prepares the offer and follows you through to the transfer decree (decreto di trasferimento) or, if a public body is selling, to the notarial deed (rogito). We will tell you the cost beforehand, in writing: no surprises.
