Who provides the service

Colpo d’Asta is a service of Servizi Digitali 24 S.R.L., P.IVA 18422681009, Via dello Scalo di San Lorenzo 10, 00185 Rome (RM), francesco@servizidigitali24.online. We are not appointed by the selling bodies or by the courts, and we are not the court-appointed custodian (custode) or the sale delegate (delegato alla vendita) of any lot published.

What it includes

• Browsing the listings on the site is free and does not require registration.
• The alerts are a paid service: for 12 months you receive by email the new approved lots in the province you have chosen, at most one email a day and only when there is something new. Each email shows the base price (prezzo base), square metres, deadlines, how to take part and the costs to budget for, with the link to the listing and the official notice.
• Price: €299 for 12 months, one-off payment. No automatic renewal: when it expires the service stops and, if you wish, you can reactivate it yourself.
• No charge until you pay: after your request we will contact you within one working day with the secure card payment link, or with the details for a bank transfer.
• You can change province at any time by replying to an email.

What we are, and what we are not

Colpo d’Asta is a private service that collects the sale notices published by courts and public bodies and rewrites them in clear language. It is not a site authorised for the legal advertising of sales (art. 490 of the Code of Civil Procedure) and is not connected to the Ministry of Justice, the courts, the delegated professionals or the Notariato. The official advertising of court sales is on the Public Sales Portal (Portale delle Vendite Pubbliche, PVP) of the Ministry of Justice.

Estimates and calculations

Some figures in the listings are our own estimates, with the assumptions written alongside: purchase costs, taxes, indicative mortgage instalment, comparison with the property values of the Osservatorio del Mercato Immobiliare, rents and yields. They are there to help you get your bearings; they are not an appraisal report (perizia) or advice. To the extent permitted by law, we accept no liability for decisions taken on the basis of the listings alone without checking the official documentation. Our liability for wilful misconduct or gross negligence remains unaffected.

What we do not guarantee

• Signals depend on the lots that bodies and courts publish: no minimum number of lots is guaranteed. In some provinces, weeks can pass without any news.
• The data are reported as published by the sources and reviewed by us to make them clear. They may contain errors or be out of date: before submitting an offer, only the official documentation, linked in each listing, counts.
• The guidance on costs, taxes and procedures consists of general rules for this type of sale, not legal, tax or technical advice on the individual lot.
• We do not guarantee the outcome of any auction and do not take part in sales on your behalf, unless under a separate support agreement.

Withdrawal and refund

You have 14 days from payment to withdraw without giving a reason and obtain a full refund: just send an email. After the 14 days the service remains active until it expires and is not refundable, unless we are in breach.

Assistance with purchase

This is a separate, optional service: if you want to take part in an auction, reply to us and we will tell you how we work and what it costs, in writing, before we start. No assistance cost is included in the €299 for the alerts.

Use of the site

The texts of the listings are ours; the images and documents belong to the sources indicated and are reproduced or linked within the limits allowed by their respective notices. It is not permitted to copy the site's content in bulk or to use automated tools to extract it.

Reports and removals

If you find an error in a listing, personal data or a photo that should not be there, use the page Report an error or request removal: we reply within 48 working hours and, if the request concerns personal data, we immediately hide the photos in the listing. Listings remain online for up to 90 days after the sale date, then they are removed.

Law and jurisdiction

Italian law applies. For consumers, the court of their place of residence applies. For disputes you may also turn to an ADR body listed in the register of the Ministry of Enterprises and Made in Italy.
