In Velletri, a house in normal condition for sale is worth between €800 and €1,850/m², depending on the zone. These are the minimum and maximum OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate), first half of 2026. If you are looking at an auction in OMI zone D1, the reference is between €1,250 and €1,850/m². If you are looking at an auction in OMI zone E3, it is between €800 and €1,200/m².
There are five zones with values. Four out of five do not exceed €1,300/m² at the maximum. The central value of the minimums is €800/m², and that of the maximums is €1,200/m².
For those who want to rent, the rents of registered contracts are the average rents of contracts registered with the Italian Revenue Agency. In 2025, the 3+2 agreed-rent lease (canone concordato) and the 4+4 open-market lease are both at about €6.1/m² per month. The transitory student lease is about 6.0. The median rent of OMI zones is €4.2/m² per month. These are different measures, so do not compare them as if they were the same.
Declared incomes come from the MEF. In 2024 the average income is €22,743, across 33,766 taxpayers. Property sales come from the Italian Revenue Agency (OMI, provisional data) and cover the rest of the province of Rome. In the 2nd quarter of 2026 there were 5,401, with an annual change of 5%. Over the last four quarters there were 20,092. The share with a mortgage is 51%.
Before forming an idea, compare the auction price with the OMI value of the zone where the property is located.
