In Modena, across the 20 zones with values, a home in normal condition costs between €1,100 and €3,000 per square metre, depending on where it is. The lowest value is in an industrial zone to the north, and the highest is in the historic centre.
The OMI property values (quotazioni OMI) for the first half of 2026 are the reference. If you are looking at an auction in the historic centre (zone B3), the reference value is between €2,150 and €3,000 per m². If the property is on the outskirts, as in zone D33, the range drops to between €1,350 and €1,900 per m².
The 4+4 open-market lease (contratto 4+4) is the free-market contract: in Modena it stands at €9.4 per m² per month. The 3+2 agreed-rent lease (contratto 3+2), that is the canone concordato, stands at €7.2 per m² per month. The median value across the zones is €7.7 per m² per month. So, if you are looking for a home to rent, you can use this as a first point of comparison.
In the provincial capital, the annual change in home sales is -14%, according to the provisional data of the Italian Revenue Agency (Agenzia delle Entrate) (OMI), from the third quarter of 2025 to the second quarter of 2026. In the last 4 quarters, 2,380 sales were made, and about 57% with a mortgage. The average income declared in 2024 is €32,216, from 140,024 taxpayers (source: MEF, Dipartimento delle Finanze). Always compare the instalment you are evaluating with this figure.
Before looking at one, check the reference value for its zone.
