The appraisal report in brief

  1. Occupancy and title

Lot unique: at the inspection the property was occupied by Mr. ... as sole director of the debtor company, as recorded on 21 January in the presence of the appraiser and the court-appointed custodian.

«Al momento del sopralluogo l’ u.i. oggetto di stima era occupata dal Sig.»

Quote from the report (Italian), page 2 ↗
  2. Occupancy and title

Lot unique: the Revenue Agency never replied to the appraiser about the existence of lease agreements, despite requests and reminders sent by PEC (certified email). So it is not known whether there are any lease agreements.

«di competenza non ha mai risposto al sottoscritto perito estimatore nonostante la richiesta»

Quote from the report (Italian), page 2 ↗
  3. Planning and land-registry discrepancies

Lot 001: during the inspection the unit did not match the plans of building permit 112/92. The appraiser says that the regularisation also depends on the habitability certificate, which must be requested for the whole building.

«corrispondente a quanto rappresentato nei progetti di cui alla c.e. 112/92»

Quote from the report (Italian), page 8 ↗
  4. Unauthorised building works

Lot 001: the appraiser found a dividing wall with the adjoining unit, without a building permit. He also found a rear area enclosed by movable partitions that is not shown in the approved plans.

«non si è riscontrato un titolo edilizio abilitativo che ha autorizzato la realizzazione»

Quote from the report (Italian), page 8 ↗
  5. Other

Lot 001: the shop has no habitability certificate. The 1993 application was archived, and the appraiser says the certificate must be requested for the whole building and cannot be assessed for this unit alone.

«Pertanto allo stato non si è rilevata una pratica di agibilità del negozio»

Quote from the report (Italian), page 8 ↗
  6. Regularisation costs

Lot 001: the appraiser estimates €2,800.00, plus tax charges, for the building regularisation application submitted by a qualified professional.

«Costi stimati: € 2.800,00 (oltre oneri fiscali) per la presentazione a mezzo professionista»

Quote from the report (Italian), page 8 ↗
  7. Unpaid condominium fees

Lot 001: according to the administrator, unpaid condominium charges for the last two years amount to €2,531.13. The base price (prezzo base) takes into account a flat-rate refund of €3,200.00.

    «risultano pari ad € 2.531,13»

Quote from the report (Italian), page 7 ↗
  8. Unpaid condominium fees

Lot 001: the future buyer is jointly liable with the foreclosed debtor for unpaid condominium charges for the current and previous year, so the buyer must check the updated amounts.

«gravanti in via solidale con l’esecutato ex art. 63 quarto comma disp. att. c.c.»

Quote from the report (Italian), page 7 ↗
  9. Systems (plumbing, electrical, heating)

Lot 001: no conformity certificate for the systems has been provided by the debtor, and the Municipality found nothing in the building records.

«Non è stato prodotto alcunchè nel sopraluogo dal debitore esecutato.»

Quote from the report (Italian), page 5 ↗
