Via Wagner 17/18, Pioltello (Milano)

The appraisal report in brief

  1. Occupancy and title

The appraiser writes that the box was vacant on the date of the inspection and that no lease contracts are registered for the box. The box is described in LOT 001 together with the apartment: the appraisal report does not contain a lot 2.

«Alla data del sopralluogo il box risulta libero.»

Quote from the report (Italian), page 2 ↗
  2. Unpaid condominium fees

Lot 001 (box): the appraiser notes an outstanding condominium (building owners' association) debt for the box of €107.03 for the current year and €745.12 for the previous year. In calculating the box price, he deducts €852.15 for unpaid condominium charges. He also writes that the successful bidder must verify the updated amounts, which are payable jointly and severally with the debtor.

«Posizione debitoria per il bene in oggetto in relazione all’anno in corso: €. 107,03 e nell’anno solare precedente €. 745,12»

«Si segnala che il futuro aggiudicatario dovrà attivarsi ed acquisire le informazioni necessarie per conoscere gli importi aggiornati a carico dell’immobile»

Quote from the report (Italian), page 9 ↗
  4. Other

Lot 001 (box): the appraisal report is inconsistent about the access to the box. Section 1.6 indicates the building with access from via Wagner 17/18, while section 2.4 indicates pedestrian and vehicle access from Via Turati 4.
