Apartment with cellar at auction in Via Amerigo Vespucci 11, Cologno Monzese, 106 m²

Via Amerigo Vespucci 11, Cologno Monzese (Milano)

The appraisal report in brief

  1. Occupancy and title

Lot 1: the property was found to be occupied by the debtor on the date of the site inspection. The database of the Agenzia delle Entrate shows no lease contracts.

«Alla data del sopralluogo l'immobile risulta occupato dal debitore.»

Quote from the report (Italian), page 3 ↗
  2. Unpaid condominium fees

Lot 1: the overdue and unpaid condominium charges on the date of the appraisal report amount to €17,201.00. The appraiser also points out that whoever takes over is jointly liable with the condominium owner for the building charges of the current year and the previous year.

«Spese condominiali scadute ed insolute alla data della perizia: €. 17.201,00»

Quote from the report (Italian), page 4 ↗
  3. Unpaid condominium fees

Lot 1: the appraiser refers to art. 63 of the implementing provisions of the Civil Code, under which whoever takes over the rights of a condominium owner is jointly liable with that owner for the building charges of the current year and the previous year.

«chi subentra nei diritti di un condomino è obbligato solidalmente con questo al pagamento dei contributi»

Quote from the report (Italian), page 4 ↗
  4. Planning and land-registry discrepancies

Lot 1: the appraiser cannot certify full building compliance because the drawings of the latest variant are missing, although he states that the works are lawful. For this reason he has applied a 10% reduction in value.

«lo scrivente non è in grado di attestare la piena conformità edilizia del bene, pur potendone affermare la liceità»

Quote from the report (Italian), page 6 ↗
  5. Unauthorised building works

Lot 1: the appraiser finds internal discrepancies with the authorised state, including a different layout of the spaces and an enlarged door opening. A dividing wall has been built on the balcony, which the appraiser believes should probably be regularised at condominium level.

«sul balcone a servizio dei locali cucina e soggiorno risulta realizzata una parete divisoria»

Quote from the report (Italian), page 6 ↗
  6. Regularisation costs

Lot 1: for building compliance the appraiser indicates regularisation through a CILA in regularisation, with professional fees of €1,800.00 and a penalty of €1,000.00, within 60 days.

«oneri professionali per la presentazione di foglio di CILA in sanatoria: €.1.800,00»

Quote from the report (Italian), page 7 ↗
  7. Restrictions and easements

Lot 1: the appraiser warns that the regularisation applications are subject to discretionary opinions that could be unfavourable, and in that case demolition or removal would be needed, at costs comparable to or higher than these.

«sarà necessaria la demolizione/rimozione/modifica delle opere non conformi con costi paragonabili ed eventualmente superiori»

Quote from the report (Italian), page 6 ↗
  8. Planning and land-registry discrepancies

Lot 1: the cadastral record does not show the internal discrepancies, and the street naming is incomplete (number 11 and staircase C are missing). Cadastral regularisation can only take place after the building regularisation (sanatoria), at costs of €400.00 and €140.00.

«la scheda catastale attualmente presente in banca dati non rappresenta le difformità interne evidenziate»

Quote from the report (Italian), page 7 ↗
  9. Systems (plumbing, electrical, heating)

Lot 1: no conformity documentation for the systems has been produced. The appraiser indicates that all systems must be checked, brought up to standard and certified where necessary, and for electrical, water, air-conditioning and heating systems compliance cannot be determined.

«Non è stata prodotta al perito nessuna documentazione attestante la conformità degli impianti.»

Quote from the report (Italian), page 9 ↗
  10. State of repair

Lot 1: the appraiser considers the brightness, the quality of the systems and services, and the aluminium protections to be below average. The wooden window frames are judged mediocre.

«qualità degli impianti: al di sotto della media»

Quote from the report (Italian), page 12 ↗
  11. Other

Lot 1: mortgages and seizures to be cancelled by the procedure are registered, including a voluntary mortgage of €500,000 and a seizure transcribed on 04/12/2025.

«ipoteca volontaria attiva, stipulata il 30/10/2007»

Quote from the report (Italian), page 3 ↗
  12. State of repair

Lot 1: the appraiser applies a 5% reduction for the general state of maintenance of the property.

    «Stato manutentivo generale»

Official documents

Costs and conditions to factor in

The items below are the general rules for this type of sale: the exact figures are in the notice linked at the bottom.

  • Deposit paid by bank transfer before the auction: the percentage is set by the notice (often 10%, sometimes 20%), so check it before paying
  • Balance of the price within the deadline set by the notice (at most 120 days from the award)
  • Registration tax or VAT as in a standard sale; plus the share of the sale delegate's fee for the transfer and the costs of registering the transfer decree
  • No commission to pay to the court or the seller. If you choose our assisted service, the fee is separate and we will tell you in writing before we start
  • Anyone occupying without title will be removed by the court-appointed custodian, and the timing should be factored in

What you really need

  • Deposit: the notice sets the percentage (often 10%, sometimes 20%): check it before making the bank transfer
  • Registration tax (imposta di registro): €2,770 if first home (prima casa; 2%, minimum €1,000) or €12,115 in other cases (9%, minimum €1,000), already including €100 of mortgage and cadastral taxes; if a company is selling, VAT may apply: the notice says so. If you buy as a private individual and the sale is not subject to VAT, you can ask for the tax to be calculated on the cadastral value rather than the price: often it is much less. Ask the sale delegate or the notary.
  • Using the price-value (cadastral income €945.12), the tax would be about €2,283 for a first home / €10,818 for a second home, still including mortgage and cadastral taxes: ask the sale delegate.
  • Share of the sale delegate's fee for the transfer (DM 227/2015), registration and change of ownership: approximately €1,000-€2,500
  • Total indicative budget starting from €133,500: about €137,270–€148,115
  • Estimate starting from the minimum offer: monthly instalment of about €458 with a mortgage at 70% (€93,450) over 25 years at 3.3%; about €43,820 of savings needed: the 30% not covered by the mortgage (the deposit paid is part of it and is deducted from the price), the tax and fees; estimate with a 10% deposit
  • These are estimates based on the general rules, not a quote: the exact figure depends on the notice, your tax situation and the bank.
