COLPO D’ASTA · THE RIGHT MEASURE

House prices in Tivoli

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Tivoli the sale value per square metre varies a great deal from one zone to another: in the 1st half of 2026 the lowest minimum is €900/m² and the highest maximum is €1,800/m². These are a reference, not the price of a single home.

The six zones with values are divided into three bands: one central, two peripheral and three suburban. The median of the minimums, that is the value halfway between the zones, is €1,175/m², while the median of the maximums is €1,700/m². If you are looking at an auction in one zone, that figure tells you where it falls compared with the rest of the municipality.

The most expensive zones are E4 Arci-Empolitana and E6 Bagni di Tivoli, both suburban, with a maximum of €1,800/m². The cheapest is E7 Zona Industriale, with values between €900 and €1,350/m². If you are looking for a property in zone E7, the reference is therefore this range; if you are aiming at E6, the reference rises to between €1,250 and €1,800/m².

On the rental side, the median across the zones is €6.5 per m² per month. The 3+2 agreed-rent lease (canone concordato) is around €6.5 per m² per month across 534 homes, the 4+4 open-market lease around €6.7 across 102, and the transitional lease around €6.1 across 105. The transitional lease for students is at €6.4 across 63 homes.

For sales, the Italian Revenue Agency (Agenzia delle Entrate) OMI property values (quotazioni OMI) cover the rest of the Province of Rome, not just the municipality alone: 20,092 home sales over the last four quarters, with 51% made with a mortgage. The data are provisional, up to the 2nd quarter of 2026.

Compare the auction price with the OMI value of the zone where the property is located, and treat these property values as a starting point, not as an estimate.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
