In Terni, in the central areas, the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the 1st half of 2026 average between €1,017 and €1,600 per square metre. If you are looking at an auction in the centre, you therefore have a precise benchmark against which to compare the price.
Across all 13 zones with values, half have a lower minimum below €900/m² and half have a lower maximum below €1,300/m². The lowest value is €650/m², in the rural outskirts (zone R12). The highest is €1,800/m², in the Centro Storico (zone B5). If you are looking at an auction in Collescipoli (OMI zone E8), the benchmark ranges from €850 to €1,200/m².
If instead you want to rent, the average rent on leases registered with the Agenzia delle Entrate is about €4.4–4.6 per m² per month. The 3+2 agreed-rent lease (canone concordato) is the most common, with 1,461 homes in 2025 at €4.5 per m² per month. The 4+4 open-market lease is the free-market contract: 422 homes at €4.4. The rental price ranges for the zones, by contrast, have a median of €5.7 per m² per month. These are different measures, so do not confuse them.
This is an average and does not describe your own situation, so look at it together with the instalment you could afford to pay.
In the provincial capital, over the last 4 quarters up to the 2nd quarter of 2026, there were 1,408 home sales, 375 in the last quarter alone (provisional data, Agenzia delle Entrate – OMI). A mortgage is involved in about 47% of these sales.
Before making a bid, compare the auction price with the values for the zone and with the appraisal report (perizia).
