In Subiaco, in the 1st half of 2026, the sale value of homes in normal condition ranges from €700 to €1,250/m², depending on the zone. The figure comes from the Italian Revenue Agency (Agenzia delle Entrate) through its OMI property values (quotazioni OMI): these are averages that the Agency updates every six months zone by zone, with a minimum and a maximum in euros per square metre.
There are three zones with values. The town centre (zone B1) ranges between €700 and €1,050/m², the outer area (D2) between €800 and €1,200, and the suburban zone of Monte Livata (E3) between €850 and €1,250. If you are looking at an auction in one of these zones, start from the value of your own zone, not from a average for the whole municipality. The median of the minimums is €800/m²: half of the zones have a lower minimum and half have a higher one.
If you are thinking of renting out, the median rent across the zones is roughly €3.6 per m² per month. In the contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), meaning the average rents of the contracts filed, the free-market 4+4 open-market lease in 2025 stands at €3.8 per m² per month across 65 homes, while the transitional lease in 2025 stands at 4.2 across 26. The 3+2 agreed-rent lease (canone concordato) stands at 4.0, but this figure dates back to 2019 and concerns only 6 homes: use it with caution.
This number helps you get an idea of how heavy a mortgage would be, if you compare it with the price per square metre of the zone you are interested in.
The property sales published by the Italian Revenue Agency (OMI, provisional data) cover the rest of the Province of Rome, not just the municipality. Over the four quarters up to the 2nd quarter of 2026 there were 20,092, and the share with a mortgage is 51%. The figure for the quarter alone is 5,401, with an annual change of 5%.
