In Bari, the value of homes varies a lot from one area to another. In central areas the average sale value ranges from €1,762 to €2,275 per m² (€/m²), while in suburban areas it ranges from €1,244 to €1,644 per m². Before looking at an auction, work out which band the property falls into.
The OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) are the average values that the OMI publishes every six months zone by zone: euro per square metre, with a minimum and a maximum, for homes in normal condition. Those for the first half of 2026 cover 27 zones. If the auction is in zone B1, the reference is between €2,000 and €3,000 per m²; if it is in E1, between €800 and €1,100. Half of the zones have a minimum below €1,550 per m², half above: use these figures as a starting point, not as a verdict.
For those thinking of renting out, the key figure is the median rent: €6.2 per m² per month. In leases registered with the Italian Revenue Agency (Agenzia delle Entrate), the free-market 4+4 open-market lease (contratto 4+4) averages €7.9 per m² per month, the 3+2 agreed-rent lease (canone concordato) €6.4, and the transitional lease for students €5.4. The 4+4 is the free-market lease, the 3+2 the agreed-rent lease: choose based on the duration and the rules you want to follow, not just the rent.
The average declared income in Bari is €26,850, referring to 2024 across 214,349 taxpayers (source: MEF, Dipartimento delle Finanze). Use it to understand how close the market is to the city's households.
In the provincial capital, home sales over the last four quarters total 3,986, and in the last quarter 1,012. Compared with the previous year the figure is down by 3% (Agenzia delle Entrate, OMI, provisional data). Around 55% of sales use a mortgage: if you are considering a purchase, look closely at your financing first of all.
When you open one, compare the price with the band of the zone and check whether the property is in excellent condition: in Bari the Agenzia publishes this value in only 3 zones.
