Land for auction in Via Giovanna Cappellotto Callegari, Ponte di Piave (Levada locality), lot 4

Via Giovanna Cappellotto Callegari, Ponte di Piave (Treviso)

The appraisal report in brief

  1. Other

The appraisal report (perizia) states that the seized plots (mappali) form part of lots within a development plan (Piano di Lottizzazione) and cannot be valued on their own, so the seizure (pignoramento) has been extended to other plots. This point concerns the whole estate: the specific section for lot 4 is not in the text provided.

«pertanto non possono essere oggetto di stima se non ricomprendendo altri mappali non pignorati»

Quote from the report (Italian), page 9 ↗
  2. Other

According to the appraisal report (perizia), the lots identified cannot be sold separately because they form a single urban and building unit. This applies to the estate as a whole.

«non sono divisibili in quanto costituiscono un’unico ente urbanistico ed edilizio»

Quote from the report (Italian), page 12 ↗
  3. Other

The mortgage registrations show a voluntary mortgage registered in 2010, securing a credit line. The appraisal report (perizia) does not say whether it will remain or be cancelled with the sale.

«IPOTECA VOLONTARIA derivante da CONCESSIONE A GARANZIA DI APERTURA DI CREDITO»

Quote from the report (Italian), page 15 ↗
  4. Occupancy and title

The appraisal report (perizia) states that the seized properties are free of occupants and in the possession of the debtor. This information refers to the general section covering all lots.

«Gli immobili oggetto di esecuzione sono liberi da occupazione»

Quote from the report (Italian), page 16 ↗

From the notice: Unbuilt lot forming part of the residential subdivision plan named "Ottoboni" located in the Municipality of Ponte di Piave (TV), località Levada, Via Giovanna Cappellotto Callegari.

If this sale also receives no bids (asta deserta), as a rule the judge can reduce the base price by up to a quarter: at the next attempt it could start from around €41,250, with a minimum offer from €30,938. This is the maximum allowed by law (art. 591 c.p.c.), not a forecast: the reduction is decided by the judge and in the meantime the lot may be awarded to someone else.

  2. Choose how to bid: online (you need PEC, digital signature and a bank transfer for the deposit (cauzione)) or in a sealed envelope at the sale delegate's office (with a banker's cheque). Deposit: 10% of the price offered, as the notice requires.
