The appraisal report in brief

  1. Occupancy and title

The appraiser writes that on the date of the inspection the property was occupied by the debtor and co-owner, who moved back in November 2025 after the other debtor had been living there. It does not indicate a lease agreement.

«Alla data del sopralluogo del 08.04.2026 l’immobile risultava allo stato occupato»

Quote from the report (Italian), page 14 ↗
  2. Unpaid condominium fees

The appraiser indicates unpaid condominium charges of €471.70 and ordinary charges of about €55.00 every two months.

Quote from the report (Italian), page 12 ↗
  3. Unpaid condominium fees

The appraiser writes that the unpaid condominium charges have not been deducted from the final appraised value of €129,000.00.

    «con allegato a parte e non decurtate dall’importo finale»

Quote from the report (Italian), page 17 ↗
  4. Planning and land-registry discrepancies

The appraiser states that the property is urban-planning compliant, with the building permits listed and a certificate of habitability dated 2004.

«Per gli immobili oggetto di pignoramento non si riscontrano irregolarità o difformità e risultano conformi urbanisticamente.»

Quote from the report (Italian), page 14 ↗
  5. Planning and land-registry discrepancies

The appraiser notes that the floor plan shows the kitchen as a bedroom, an error that he believes is a graphic representation mistake.

«tranne per una incongruenza nella planimetria dell’appartamento che riguarda il vano cucina»

Quote from the report (Italian), page 13 ↗
  6. Planning and land-registry discrepancies

The appraiser notes that the current land registry extracts show Via delle Fornaci instead of the correct address of Via Onorato Carlandi n. 1, a piece of data that has not been updated in the cadastre.

«le visure catastali attuali riportano all’indirizzo “Via delle Fornaci” anziché l’esatta»

Quote from the report (Italian), page 12 ↗
  7. Planning and land-registry discrepancies

In answer 8 the cellar is shown as sub 40, which in answer 2 is the parking space, and the cadastral income of the flat is €604.25 instead of €506.13.

    «per la cantina sub 40 cat. C/2 Classe 7° consistenza 5mq.»

Quote from the report (Italian), page 13 ↗
  8. Systems (plumbing, electrical, heating)

The appraiser describes the independent heating system as active and writes that the electrical and plumbing systems are compliant.

    «impianto elettrico ed idraulico regolari»

Quote from the report (Italian), page 11 ↗
  9. State of repair

The appraiser writes that the front door is in its original condition, barely adequate, while the unit inside is in excellent state of maintenance.

    «portoncino d’entrata stato originario appena sufficiente»

Quote from the report (Italian), page 11 ↗
  10. Other

The appraiser rules out selling in multiple lots: the cellar and parking space are appurtenances of the flat, and dividing them could reduce its value.

«I beni pignorati non sono divisibili in più lotti, in quanto anche se l’appartamento»

Quote from the report (Italian), page 16 ↗

Costs and conditions to factor in

The items below are the general rules for this type of sale: the exact figures are in the notice linked at the bottom.

  • Deposit: 10% of the price offered (as the notice requires), paid by bank transfer before the auction
  • Balance of the price within the deadline set by the notice (at most 120 days from the award)
  • Registration tax or VAT as in a standard sale; plus the share of the sale delegate's fee for the transfer and the costs of registering the transfer decree
  • No commission to pay to the court or the seller. If you choose our assisted service, the fee is separate and we will tell you in writing before we start
  • Occupied by the debtor: the court-appointed custodian handles the vacating on the judge's order; allow a few months before you can move in

What you really need

  • Deposit: €9,188 (10% of the minimum offer, as the notice requires) or €12,250 if you offer the base price
  • Registration tax (imposta di registro): €1,938 if first home (2%, minimum €1,000) or €8,369 in other cases (9%, minimum €1,000), already including €100 of mortgage and cadastral taxes. If a business is being sold, VAT may apply: the notice says so. If you buy as a private individual and the sale is not subject to VAT, you can ask for the tax to be calculated on the cadastral value instead of the price: this is often much lower. Ask the sale delegate or the notary.
  • Share of the sale delegate's fee for the transfer (DM 227/2015), registration and change of ownership: approximately €1,000-€2,500
  • Indicative total budget starting from €91,875: about €94,813–€102,744
  • Estimate starting from the minimum offer: monthly instalment of about €315 with a 70% mortgage (€64,312) over 25 years at 3.3%; about €30,500 of savings needed: the 30% not covered by the mortgage (the deposit paid is part of it and is deducted from the price), the tax and fees
  • These are estimates based on the general rules, not a quote: the exact figure depends on the notice, your tax situation and the bank.
