In Zagarolo the value of a home ranges from €750 to €1,700/m² in the OMI zones (zone OMI) for the first half of 2026. To get a sense of the town, one figure is enough: half of the zones have a minimum below €900/m², and half have one above.
The town has four zones with values. The most expensive is D1, Colle Barco-Palombara-Colle Gentile-Colle Villa, a peripheral area, at €1,150-€1,700/m². If you are looking at an auction in zone E6, Valle Martella, the sale reference is between €750 and €1,100/m².
In 2025, the 3+2 agreed-rent lease (contratto 3+2) stood at about €6.4/m² per month (109 contracts), the 4+4 open-market lease (contratto 4+4) at about €5.9 (56 contracts), and the transitional lease at about €4.0 (19). If you are evaluating a rent, compare it with these figures, taking the zone into account.
According to the MEF, declared incomes for 2024 show an average income of €22,142 across 11,638 taxpayers. Property sales, on the other hand, concern the rest of the Province of Rome, excluding the capital: over the last four quarters there were 20,092, and in the 2nd quarter of 2026 there were 5,401, with a mortgage used in 51% of cases.
Before forming an opinion, compare the auction price with the zone in which the property is located.
