In Vimercate there are three zones quoted by the Agenzia delle Entrate. In the two central zones the sale value ranges from €1,600 to €2,350/m², while in the only peripheral zone it ranges from €1,550 to €2,050/m². The most useful figure to keep in mind is this: the lowest minimum in the municipality is €1,550/m² and the highest maximum is €2,350/m².
The OMI property values (quotazioni OMI) are the average values that the Agenzia delle Entrate (OMI) publishes every six months, zone by zone: euros per square metre, with a minimum and a maximum, referring to homes in normal condition. Those for this municipality are from the first half of 2026. They are a reference point, not the price of a specific home: floor, orientation and condition of the property still matter a great deal.
If you are looking at an auction in zone B2 (Oreno), the reference sale value is between €1,600 and €2,350/m², and the rent ranges from €5.8 to €8.3 per m² per month. In the municipality, the median rent across the zones is €7.5 per m² per month: half of the zones are below this value, half above.
The 4+4 open-market lease (contratto 4+4) is the free-market contract: here it is the most expensive, at €9.2 per m² per month across 221 homes. The 3+2 agreed-rent lease (contratto 3+2 / canone concordato) is the negotiated one, at €7.4 per m² per month across 61 homes. Also check the number of homes: the higher it is, the more the figure is based on real and numerous cases.
For this municipality too, the Agency also publishes the value for homes in excellent condition in all three zones. The MEF, based on income declared in 2024, reports an average income of €33,501 across 19,951 taxpayers: a useful figure for understanding how much a monthly instalment or rent weighs on the budget of those who live here.
Before deciding, compare the auction price with these reference values, and keep in mind that no average figure describes a single property.
