In Segni the price changes considerably from one area to another. In the 1st half of 2026 the sale value ranges from €650/m² in the Centro Storico to €1,450/m² in the Espansione zone. If you are looking at an auction in the centre, the reference is between €650 and €950/m²; if the property is in the Espansione zone, the reference is between €1,000 and €1,450/m².
There are three zones with values. The median is the value that splits the zones in half: half have a minimum below €950/m² and half above, while for maximums the median is €1,400/m².
According to the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate), the median rent across the zones is €4.9 per m² per month. The 4+4 open-market lease is the free-market contract: here it is about €4.0 per m² per month, across 18 homes. The 3+2 agreed-rent lease (canone concordato) is the negotiated one: about €3.9 per m² per month, across 34 homes. The sample is small, so read these averages with caution.
According to the MEF, the average declared income in 2024 is €23,843, for 6,052 taxpayers. Compare this figure with the prices before thinking about a mortgage.
In the rest of the Province of Rome, according to the Italian Revenue Agency (OMI, provisional data), in the 2nd quarter of 2026 there were 5,401 sales of homes, with an annual change of 5% and a share with a mortgage of 51%. Over the last four quarters there were 20,092. The auctions currently under way in the municipality are listed below: compare them with the values for the zone where the property is located.
