In Monza the most useful finding is that the sale price changes a lot from one zone to another: among the zones with OMI values, the lowest minimum is €1,700/m² and the highest maximum is €4,000/m², about 2.4 times the lowest minimum. The OMI property values (quotazioni OMI) are the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months zone by zone, in euros per square metre, with a minimum and a maximum for homes in normal condition. This data is from the 1st half of 2026.
If you are looking at an auction in a central zone, the benchmark is higher: the average of the minimums in the four central zones is €2,450/m², while in the three peripheral ones it is €1,817/m². Zone B11, the most expensive, ranges from €3,000 to €4,000/m² for sale. The median of the minimums across the nine zones is €2,100/m² and that of the maximums is €2,900/m²: these figures are useful for understanding where the price of an auction sits, but they do not replace an appraisal report (perizia).
In the rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate) in 2025, the average rents are €11.4/m² per month for the free-market 4+4 lease, €9.8 for the 3+2 agreed-rent lease (canone concordato) and €8.8 for the transitional lease. The 4+4 is the free-market contract, the 3+2 the agreed-rent contract: if you are evaluating a rental, always compare the figures for the same type of contract.
In all nine zones the Agency also publishes the value for homes in excellent condition, so if the home you are interested in has been renovated you can compare it with that figure.
