Quote from the report (Italian), page 4 ↗
  3. Planning and land-registry discrepancies

Lot 1: building compliance is rated as non-compliant but regularisable, with medium risk. Differences in the internal layout and an increase in the gross floor area (SLP) compared with the 1963 licence are indicated, to be verified with the municipal technician.

«L'immobile risulta non conforme, ma regolarizzabile.»

Quote from the report (Italian), page 7 ↗
  4. Unauthorised building works

Lot 1: the appraiser reports an increase in the gross floor area compared with the 1963 licence, and misalignments towards the adjoining unit, which would require a joint regularisation with the owner of the neighbouring unit.

«Ulteriori difformità consistono in sfalsamenti di superficie verso l’unità immobiliare confinante; pertanto, si renderà necessaria la presentazione di una pratica di sanatoria congiunta con la proprietà dell’unità limitrofa.»

Quote from the report (Italian), page 7 ↗
  5. Regularisation costs

Lot 1: the appraiser estimates building regularisation costs of €2,800 (€1,800 in professional fees and €1,000 in penalties), with a timeframe of 30 days. For the cadastral part, he estimates €590 with a timeframe of 15. The appraiser states that the costs are indicative and should be treated as minimums.

«I costi di regolarizzazione esposti sono indicativi, da intendersi come minimi e potrebbero subire modifiche in sede di istruttoria.»

Quote from the report (Italian), page 7 ↗
  6. Planning and land-registry discrepancies

Lot 1: the cadastral record shows an increase in the balcony surface area that does not match the actual size. A DOCFA update filing is required; cadastral compliance is rated as low risk.

«si rende necessario procedere all’aggiornamento della scheda catastale mediante la presentazione di apposita pratica DOCFA»

Quote from the report (Italian), page 8 ↗
  7. Systems (plumbing, electrical, heating)

Lot 1: no documentation of system compliance has been provided. All systems must be checked, brought up to standard and certified.

«Non è stata prodotta al perito nessuna documentazione attestante la conformità degli impianti.»

Quote from the report (Italian), page 9 ↗
  8. Restrictions and easements

Lot 1: the notarial report refers to a perpetual right of way over a strip of land 350 cm wide on the west side of the buildings, in favour of the condominium owners.

«una servitù perpetua di passaggio sul lato ovest dei fabbricati, su una striscia di terra»

Quote from the report (Italian), page 5 ↗
  9. State of repair

Lot 1: the appraiser rates the state of maintenance as average, but the bathroom tiling is poor, and the electrical, heating and air-conditioning systems are below average, with compliance not verifiable.

    «conformità: non rilevabile»

Quote from the report (Italian), page 12 ↗
  10. Regularisation costs

Lot 1: the market value of €99,732.40 is reduced by 10% for maintenance condition and size, and by 5% for lack of guarantees on sanctions. Regularisation costs are €3,390.

    «Stato manutentivo generale e dimensione del bene»

Quote from the report (Italian), page 18 ↗
  11. Other

Lot 1: the appraiser notes that the end-of-works filing for DIA 86/06 was submitted late. The filings for the roof replacement and the chimney flues are listed separately.

Official documents

Costs and conditions to factor in

The items below are the general rules for this type of sale: the exact figures are in the notice linked at the bottom.

  • Deposit: 10% of the price offered (as the notice requires), paid by bank transfer before the auction
  • Balance of the price within the deadline set by the notice (here 120 days from the award)
  • Registration tax or VAT as in a standard sale; plus the share of the sale delegate's fee for the transfer and the costs of registering the transfer decree
  • No commission to pay to the court or the seller. If you choose our assisted service, the fee is separate and we will tell you in writing before we start
  • Occupied by the debtor: the court-appointed custodian handles the vacating on the judge's order; allow a few months before you can move in

What you really need

  • Deposit: € 7,425 (10% of the minimum offer, as the notice requires) or € 9,900 if you offer the base price
  • Registration tax (imposta di registro): €1,585 if it is your first home (prima casa) (2%, minimum €1,000) or €6,782 in other cases (9%, minimum €1,000), already including €100 of mortgage and cadastral taxes; if a business is sold, VAT may apply: the notice says so. If you buy as a private individual and the sale is not subject to VAT, you can ask for the tax to be calculated on the cadastral value instead of the price: this is often much lower. Ask the sale delegate or the notary.
  • With the price-value based on cadastral income of €555.19, the tax would be around €1,382 for a first home or €6,396 for a second home, always including mortgage and cadastral taxes: ask the sale delegate.
  • Share of the sale delegate's fee for the transfer (DM 227/2015), registration and change of ownership: approximately €1,000-€2,500
  • Indicative total budget starting from €74,250: about €76,835–€83,532
  • Estimate based on the minimum offer: monthly instalment of about €255 with a 70% mortgage (€51,975) over 25 years at 3.3%; about €24,860 of savings needed: the 30% not covered by the mortgage (the deposit paid is part of it and is deducted from the price), the tax and the fees
  • These are estimates based on the general rules, not a quote: the exact figure depends on the notice, your tax situation and the bank.
