In Monterotondo the sale value varies a great deal from one zone to another. In the 1st half of 2026 the lowest minimum is €1,050/m², in the Suburbana E3 zone (Zona Industriale), and the highest maximum is €2,000/m², in zone D2 (San Martino-San Martinello).
The centre of the range is more stable. The median of the minimums is €1,350/m² and that of the maximums is €1,900/m²: half of the zones sit below these values, half above. If you are looking at an auction in the historic centre (zone B1), the OMI reference is between €1,100 and €1,600/m². In the Semicentrale C1 zone it is between €1,350 and €1,900/m². Therefore, compare the auction price with the exact zone of the property, not with a municipal average.
For rentals, the median rent across the zones is €8.0 per m² per month. Rents from registered contracts, i.e. the average rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), are almost the same for the two main contract types: the 4+4 is the open-market lease and the 3+2 is the agreed-rent lease (canone concordato). The 3+2 agreed-rent lease stands at €7.9 per m² per month across 410 homes, while the 4+4 open-market lease stands at €7.8 across 172 homes.
The MEF (Department of Finance) reports for 2024 an average declared income of €24,487 from 27,601 taxpayers. Sales transactions, on the other hand, cover the rest of the province of Rome and not only Monterotondo: in the 2nd quarter of 2026 there were 5,401, over the last four quarters 20,092, and the share with a mortgage is 51%.
Read these figures alongside the following: the OMI value is a reference for the zone, not the final price of an auction.
