In Milan, the price of a home depends above all on the area. In the 1st half of 2026, the highest maximum is €12,500/m², in Centro Storico - Brera and City Life, while the lowest minimum is €1,900/m², in a suburban area (E8, Quarto Oggiaro, Sacco). If you are reading an auction, the first question is where the property is located.
There are 42 areas with values. In the nine central areas, the average of the minimums is €6,856/m² and the average of the maximums is €9,200/m². If an auction is in a central area, this is the first reference to use. For all 42 areas there is also the value for excellent condition, so you can compare that as well.
Rents follow the same logic. The 4+4 is the open-market lease (4+4 open-market lease) and in 2025 it has an average rent of €17.2/m² per month. The 3+2 is the agreed-rent lease (canone concordato), at €15.2/m² per month. If you want to rent, keep an eye on these two figures.
To understand the context, you can also look at income and the market. According to the MEF (Ministry of Economy and Finance), in 2024 the average declared income in Milan is €41,865. In the provisional data of the Italian Revenue Agency (Agenzia delle Entrate) OMI property values (quotazioni OMI), home sales in the provincial capital over the last four quarters are 23,776. In the 2nd quarter of 2026 there are 6,052, with an annual change of -1%. The share of purchases with a mortgage is 54%.
Always compare the auction price with the OMI range for the area, and remember that those values are averages and do not replace a check on the property itself.
