In Lanuvio the sale value of homes in normal condition ranges from €1,000 to €1,700/m², depending on the zone. The figure comes from the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate), that is, the average values that the Agenzia delle Entrate publishes every six months zone by zone, with a minimum and a maximum in euros per square metre. Those for the first half of 2026 are the most recent.
There are three zones with values. The built-up centre (Centro Abitato, B1) is the most expensive, at €1,150–€1,700/m². Campoleone (E1) is at €1,100–€1,550/m², and the outlying zone (Zona Periferica, D1) at €1,000–€1,500/m². If you are looking at an auction in the centre, the reference is between €1,150 and €1,700/m². The maximum of the most expensive zone is 1.7 times the minimum of the least expensive zone. No zone has a value for excellent condition, so the reference remains normal condition.
For rents, the rents of registered contracts are the average rents of contracts lodged with the Agenzia delle Entrate. In 2025 the open-market 4+4 lease (contratto 4+4) is at about €6.0/m² per month across 60 homes. The 3+2 agreed-rent lease (concordato 3+2) is at about €6.1/m² across 13 homes. The transitional lease (transitorio) is at about €4.9/m² across 20 homes, and the student lease (studenti), from 2021, at about €4.7/m² across 5. The median across the zones of the central rent value is €4.9/m² per month. With so few homes, treat these rents as an indication, not a rule.
The average declared income in Lanuvio is €22,265 in 2024, across 8,527 taxpayers (MEF data, Dipartimento delle Finanze). It helps you understand how much an instalment can weigh, not to set a price.
On the market, in the 2nd quarter of 2026 the rest of the province of Rome recorded 5,401 home sales, and 20,092 over the last four quarters (Agenzia delle Entrate, OMI, provisional data). The share of purchases made with a mortgage is 51%.
Compare the auction price with the zone's range before deciding.
