In L'Aquila the sharpest gap is between the centre and the distant outskirts: in central zones the average of the minimum values is €1,450/m², while in peripheral zones it is €460/m². The highest value in the city reaches €2,150/m², while the lowest drops to €420/m².
The data here are from the 1st half of 2026. There are 10 zones with values, divided into five bands.
The median of the minimums is €635/m² and that of the maximums is €940/m²: half of the zones lie below these values, half above. If you are looking at an auction in zone E5 (Paganica, Bazzano, Assergi and surroundings), the reference from the Italian Revenue Agency (Agenzia delle Entrate) OMI property values (quotazioni OMI) is between €650 and €970/m². If you are looking at an auction in zone B1, piazza Duomo and corso, the reference is between €1,450 and €2,150/m².
If instead you are looking for a home to rent, the key figure is the median rent: €3.1 per m² per month. Rents from registered contracts, that is the average rents of contracts lodged with the Agenzia delle Entrate, are €5.1 per m² per month for the 3+2 agreed-rent lease (canone concordato) and €4.5 for the 4+4 open-market lease, the contract with a minimum term of 4 years plus 4. The transitional lease for students, with 2,438 homes, is the most common type in this data.
The average declared income in 2024 is €27,226, according to the MEF on 51,742 taxpayers. In the provincial capital, over the four quarters up to the 2nd quarter of 2026, home sales were 746 (provisional data from the Agenzia delle Entrate – OMI). 41% are financed with a mortgage.
Before forming an idea, compare the auction price with the OMI range for the zone: it is a reference, not an estimate of the property.
