In Genoa the number to keep in mind is this: across the 79 zones measured by the Italian Revenue Agency (Agenzia delle Entrate), the median sale value ranges from about €1,300/m² to about €1,900/m². These are the OMI property values (quotazioni OMI), that is, the average values the Agenzia delle Entrate publishes every six months zone by zone, in euros per square metre, with minimum and maximum figures, for homes in normal condition. Those for the 1st half of 2026 are your starting point.
The gap between zones is wide. The lowest minimum is €570/m², the highest maximum is €4,100/m², and the ratio between the two is about 7.2 times. If you are looking at an auction in a central zone, the average maximum of the six central zones is around €3,100/m². In the outskirts, where 47 of the 79 zones are located, the average maximum is around €1,900/m². Only 2 zones also have a value for excellent condition, so for most homes the value for normal condition is what counts.
For rent, the rents from registered leases, that is, average rents deposited with the Agenzia delle Entrate, range from about €6.6 to €7.3 per m² per month. The 4+4 is the open-market lease and the 3+2 the agreed-rent lease (canone concordato): the 4+4 is at €7.3/m² per month, the 3+2 at €6.9. If you plan to rent out a property bought at auction, use the rent you would actually obtain, not an average.
To understand who buys, the average declared income in Genoa is €27,902, across 457,264 taxpayers, year 2024, according to the MEF, Department of Finance (Dipartimento delle Finanze). In the last year, home sales in the provincial capital were 9,061, and a significant share, 46%, were with a mortgage, source Agenzia delle Entrate (OMI, provisional data).
Read these figures by comparing the base price (prezzo base) with the OMI values for the zone where the property is located, and remember that these values are averages, not an estimate of the individual property.
