Garage auction in Via Donato Somma 42, Genoa, 55 m²

Via Donato Somma 42, Genova

The appraisal report in brief

  1. Other

Lot 7: the box is not individually identified. The appraisal report concerns a complex of 98 subalterni and refers to the attached table and to the land registry extracts (visure catastali) for the details of the individual boxes.

«Si rimanda sul punto all’esame delle visure catastali riportate in allegato.»

Quote from the report (Italian), page 2 ↗
  2. Restrictions and easements

Lot 7: the garages on levels -1 and 0 are valued on the basis of their income yield because their use is restricted. The appraiser does not describe the restriction in detail.

«vengono stimate in base alla redditività, vista la destinazione d'uso vincolata»

Quote from the report (Italian), page 3 ↗
  3. Other

Lot 7: the appraiser writes that the local market is substantially saturated due to strong supply, and that the unit price is further reduced to €1,700/m².

«da considerarsi sostanzialmente saturo stante la forte offerta materializzatasi»

Quote from the report (Italian), page 4 ↗
  4. Other

Lot 7: the appraiser assumes a partial sale of the rotating spaces up to 75%, starting from the fifth year. This may reduce the income yield of the rotating car park.

«scenario di alienazione parziale degli stalli fino alla concorrenza del 75% degli stessi»

Quote from the report (Italian), page 4 ↗
  5. Planning and land-registry discrepancies

Lot 7: the appraiser writes that the building and planning situation has not changed compared with the 2016 appraisal report, and that a Segnalazione Certificata di Agibilità (certified fitness-for-use report) has been filed. The appraiser does not say whether the situation is compliant.

«Risulta depositata Segnalazione Certificata di Agibilità prot. 645/2021.»
