In Colleferro, in the first half of 2026, homes in normal condition are worth between €850 and €1,650 per m² of sale value, depending on the zone. The lowest value is in the peripheral zone D2, the highest in the Centro Urbano B1 zone. If you are looking for a home or watching an auction here, start from these two figures.
In Colleferro there are three zones with values. In the central zone B1 the range is €1,100–€1,650/m²; in the suburban zone E7, Quarto Chilometro, €900–€1,350/m²; in the peripheral zone D2, Segni Scalo - Colle D'Oro, €850–€1,250/m². For none of the three does the Italian Revenue Agency (Agenzia delle Entrate) also publish the value for excellent condition.
The median of the minimum values is €900/m²: half of the zones start from a lower value, half from a higher one. The maximum of the most expensive zone is 1.9 times the minimum of the least expensive zone. If an auction is in one of these zones, compare the price being asked with the range for your zone, not with the average for the municipality.
On rents, the registered-lease rents are the average rents of leases registered with the Italian Revenue Agency (Agenzia delle Entrate). In 2025 the 3+2 agreed-rent lease (canone concordato) is at €5.6/m² per month, across 221 homes. The 4+4 open-market lease is at €5.7/m² per month, across 54 homes. The transitional lease (contratto transitorio) is at €5.1/m² per month, across 23 homes. The 3+2 is the contract with the most cases, so it is the most solid figure. Across the three zones, the median rent is €5.0/m² per month.
On income, the MEF reports an average declared income of €24,941 in 2024, from 14,309 taxpayers. The home sales reported by the Italian Revenue Agency concern the rest of the province of Rome, not only Colleferro: 5,401 in the 2nd quarter of 2026, provisional data, and 20,092 over the last four quarters. 51% of sales are made with a mortgage.
