In Catania, in the central zones, the average selling value ranges from €1,150 to €1,692 per m², while in the outer zones it falls to €967 and €1,406 per m². These are the OMI property values (quotazioni OMI) for the 1st half of 2026: the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every half-year zone by zone, with minimum and maximum figures in euros per square metre, for homes in normal condition. The most useful figure to start from is the median: half of the zones have a minimum below €1,000/m² and half above, and for maximums the threshold is €1,450/m².
Do not assume that the periphery always costs less. The most expensive zone is C4, semi-central, between €1,500 and €2,250/m². D9, Periferia Nord, sits between €1,300 and €1,900/m², like some central zones. If you are looking at an auction in zone D1, on the other hand, the reference is between €740 and €1,000/m². Always compare the auction price with the range of its own zone, not with the city average.
For those thinking of renting, the median rent is €4.5 per m² per month. In leases registered with the Italian Revenue Agency in 2025, the 4+4 (the open-market lease) and the 3+2 (the agreed-rent lease, canone concordato) both stand at €5.1 per m² per month. The differences between lease types are small, so the choice of lease alone changes the rent very little.
The average income declared in 2024 is €23,698, according to the MEF (Ministry of Economy and Finance), across 162,572 taxpayers. Set it alongside the instalment of a mortgage to understand whether the figure holds up. In the 2nd quarter of 2026 there were 1,015 home sales in the provincial capital, with an annual change of -5%. Over the last four quarters there were 3,933, and in 43% of cases there was a mortgage (source: Agenzia delle Entrate (OMI), provisional data).
Read each listing with these numbers in hand and ask yourself how much the home really costs, including renovation work and expenses.
