In Biella, in the most expensive zone the sale value reaches €910/m², while in the cheapest zone it falls to €430/m². These are the figures for the 1st half of 2026.
If you are looking for a home in the centre, check zones B1 and B2, that is the historic centre and the streets around piazza Vittorio Veneto: there the range goes from €650 to €910/m². In the outlying zones D1 and D2 the values are lower, between €570 and €880/m². For no zone does the Agenzia also publish the value for homes in excellent condition, so the reference remains that for normal condition.
Rent is another point to keep an eye on. The free-market 4+4 lease and the agreed-rent 3+2 lease (canone concordato) both stand at €5.0/m² per month, across 511 and 468 homes respectively. The transitional lease for students stops at €4.7/m² per month. In the OMI zones, the median rent, calculated on the central value of the range, is €4.8/m² per month.
On the market, the Italian Revenue Agency (Agenzia delle Entrate) (OMI) counts 724 home sales in the provincial capital over the last four quarters. In the 2nd quarter of 2026 there were 178, provisional data, with a fall of 24% on the year. 27% of sales are made with a mortgage.
To understand how much a cost weighs, also look at income. According to the MEF, the average declared income in 2024 is €28,275, across 32,811 taxpayers.
