If you are the owner of the property, the consultation is free. If you are not, you must pay a fee, which is not fixed: check it on the website or at the office before requesting the extract.
What the cadastral extract is, in simple terms
The cadastre (catasto) is the State archive where all properties are recorded. The visura is an extract from that archive relating to a single property. It tells you who is registered as owner, where the property is located, which category it belongs to and which cadastral income (rendita catastale) has been assigned to it.
The visura catastale should not be confused with the mortgage extract (visura ipotecaria). The cadastral extract covers tax data and the identification of the property. The mortgage extract shows instead mortgages, seizures (pignoramenti) and other registrations (trascrizioni), and it is requested separately.
How to request it online, step by step
- Go to the website of the Agenzia delle Entrate and look for the section dedicated to the cadastral extract (visura catastale).
- Log in with the credentials the site requires for the personal consultation service.
- Enter the property details: the municipality and the cadastral references, that is the sheet (foglio), parcel (particella) and subordinate (subalterno). If you do not know them, read how to find foglio, particella e subalterno.
- Choose the type of extract you need. If you want to reconstruct the earlier history of the property, request the historical extract (visura storica).
- If the request is paid, complete the payment as indicated by the site.
- Download the file and keep it. If you need a paper copy, check at the office how to obtain it.
If you cannot complete the online procedure, the Agenzia's office is the alternative. Bring the property details and an identity document.
How much does a cadastral extract cost?
The short answer is this: if you are the owner, the online consultation is free. If you request the extract for a property that is not yours, you pay. I will not give you a figure, because the fee must be read on the website of the Agenzia delle Entrate or asked at the office, and it may change over time.
An extract obtained through a notary or a surveyor (geometra) has a different cost. In that case you are not paying only for the extract: you are paying the fee of the professional who requests it for you. The professional sets the fee, so ask for a written estimate before giving them the assignment.
How to read the extract
The extract contains a few blocks of information. The ones you will need most are these:
- Intestatari (registered owners): the persons or companies recorded as owners or holders of rights over the property.
- Dati catastali (cadastral data): sheet, parcel and subordinate, which identify the unit uniquely.
- Categoria (category): the group and subcategory, for example A/2 for a residential dwelling or C/6 for a garage. You will find explanations in Categoria catastale: A/2, A/3, C/6 e le altre spiegate.
- Classe e consistenza (class and size): the class indicates the quality level; the consistency indicates the size, in rooms (vani) for dwellings and in square metres for many C categories.
- Rendita (cadastral income): the annual tax value assigned to the property. It serves as a basis for some taxes. See Rendita catastale: cos'è e a cosa serve.
If you find the term «ente urbano» in the extract and it is not clear to you, ask the technician or the office for an explanation before making any decisions.
Extract and floor plan: two different documents
The extract does not contain the floor plan (planimetria), that is the drawing of the property. The floor plan is requested separately. By law, it can be obtained only by the owner or a person they have delegated. The guide on Planimetria catastale: come ottenerla explains how to get it.
The difference matters when you buy. In notarial deeds, the cadastral data, the reference to the floor plan and the declaration of conformity are mandatory, under penalty of nullity (art. 29, comma 1-bis, legge 52/1985). If the property does not match the floor plan, the problem must be resolved first. Read Conformità catastale: quando serve e come si verifica.
And if the home is at auction?
In the appraisal report for the auction (perizia d'asta) you will usually find the extract and the floor plan. Compare them with the actual property: rooms, surface area, intended use and category must match. If anything does not add up, report it before making your offer, and ask the technician or the custodian (custode) to explain the difference.
In practice
- If you are the owner, request the online extract from the website of the Agenzia delle Entrate: the consultation is free.
- If you are not the owner, check the fee on the website or at the office before paying.
- Ask for a written estimate if you entrust the request to a notary or a surveyor.
- Compare the extract with the floor plan and with the actual property, especially if you are evaluating a purchase.
Frequently asked questions
Can I request the extract for a house that is not mine?
Yes, but not for free. For properties you do not own, the request is paid. You will find the fee on the website of the Agenzia delle Entrate or at the office, before sending the request.
How much does a cadastral extract cost from a notary?
There is no single figure. The cost is set by the professional and includes their service in addition to the extract. Ask for a written estimate before giving them the assignment.
Does the cadastral extract say whether the house is compliant?
No, not on its own. The extract shows the tax data and the identification of the property. To understand whether the actual condition matches the cadastral data, it must be compared with the floor plan, and building regularity requires a separate check.
