In the E168 zone, between Prenestino, Colle del Sole and Lago Regillo, ordinary homes in normal condition are worth between €1,350 and €2,000/m² for sale. If you are looking for a home here, the first figure to check is this range. These are the average values that the Italian Revenue Agency (Agenzia delle Entrate, OMI) publishes every six months, zone by zone, in euros per square metre of gross floor area, with a minimum and a maximum.
Economy-type homes sit lower: from €1,200 to €1,800/m² for sale and from €6.0 to €8.5 per m² per month. All of this data is from the 1st half of 2026 and refers to normal condition.
Compared with the rest of Rome, the zone is in the cheaper part. For ordinary homes it ranks 198th out of 213 zones in the municipality, sorted from most to least expensive. In the municipality, the median of the minimum values is €2,300/m² and the median of the maximum values is €3,300/m². If you compare your zone with these values, you will see the gap.
In our auction archive, as of 5 November 2026 (archive opened on 15 October 2026), we have seen 4 lots: 3 homes and 1 shop or office. These are 4 sale attempts, all still scheduled, and none is recorded as an auction with no bids (asta deserta) or as awarded. These are small numbers and they change over time, so always check the date before reading them.
Before evaluating a lot, compare its price with the OMI values above. If a lot falls outside this range, ask yourself why.
