In Rome, in the Salario Africano zone (Viale Libia), a residential home in normal condition sells for between €4,000 and €5,300/m² of gross floor area. These are the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate), that is, the average values that the Agency publishes every six months zone by zone, with a minimum and a maximum. The figures you are reading refer to the 1st half of 2026.
For rent, the same home ranges from €12.5 to €16.5 per m² per month. Luxury homes rise to €4,500-5,900/m² for sale and €14-18.5 per m² per month for rent. Economy-type homes range between €3,600 and €4,800/m². For garages and parking spaces the figures are lower: €2,500 to €3,700/m² for garages and €1,000 to €1,600/m² for open-air parking spaces.
Compared with the rest of Rome, the zone ranks in position 28 out of 213 zones in the municipality, ordered from the most expensive. If you compare residential homes, the zone's maximum is higher than the median of the municipality's maximums, which is €3,300/m². It is therefore useful to look at the figures for this zone alongside those of your zone of interest, not on their own.
In our auction archive, as of 5 November 2026, we have seen 3 lots, all homes, since 15 October 2026. All 3 auction attempts are still scheduled: no auction is recorded as an auction with no bids (asta deserta) or as awarded (aggiudicazione). These are few cases, so they do not say much about the trend in the zone. For each lot, read the base price (prezzo base) and compare it with the OMI values for your zone before deciding.
