From the notice: Full ownership rights to a shop unit completely unfinished with an attached terrace, forming part of a larger building. The unit is on the ground floor with north-south exposure and consists of a single large room with an attached terrace.

If this sale also gets no bids, the judge can normally cut the base price (prezzo base) by up to a quarter: at the next attempt it could start from around €54,000, with a minimum offer (offerta minima) from €40,500. This is the legal maximum (art. 591 c.p.c.), not a forecast: the judge decides the reduction, and in the meantime the lot may be awarded to someone else.

How to take part

You can make an offer online, with certified email (PEC) and digital signature on the Public Sales Portal (Portale delle Vendite Pubbliche, PVP), or in a sealed envelope at the sale delegate's office: at the auction, bidding takes place in the room or remotely. Minimum offer (offerta minima) € 54,000.

  1. Book the viewing through the Public Sales Portal, using the «Book viewing» button on the official listing: by law, requests must go through there (art. 560 c.p.c.). Custodian: Alberto Fanesi · 0736814888. You can call the custodian with questions about the property. Read the attached appraisal report.
  2. Choose how to bid: online (you need PEC, digital signature and a bank transfer for the deposit (cauzione)) or in a sealed envelope at the sale delegate's office (with a banker's cheque). Deposit: 10% of the price offered, as the notice requires.
  3. Submit your online bid via the Public Sales Portal or deposit your sealed envelope with the sale delegate by Tuesday 12/01/2027 at 10:00.
  4. Auction on Wednesday 13/01/2027 at 15:30: bidding takes place in the room in front of the sale delegate or remotely; if you win the lot, pay the balance within the notice's deadlines and then the transfer decree.

The public appraisal report, with photos and the condition of the property, is free and is among the attachments to the notice: read it before making an offer.
