From the notice: Commercial premises on two levels, ground floor and first floor below street level, consisting at ground level of two rooms (h = 4.00 m) with a small service room at the rear, overlooking the condominium courtyard of Via Nomentana 205-213; the second level (h = 2.30 m) is in the basement and is reached by a flight of stairs.

If this sale also ends with no bids (asta deserta), as a rule the judge can cut the base price (prezzo base) by up to a quarter: at the next attempt it could start from around €271,875, with a minimum offer (offerta minima) from €203,906. This is the maximum set by law (art. 591 c.p.c.), not a forecast: the reduction is decided by the judge and in the meantime the lot may be awarded to others.

How to take part

Sealed-envelope offer to be deposited at the office of the sale delegate (delegato alla vendita) named in the notice, by Tuesday 15/12/2026 at 12:30: it cannot be made online. The envelope must contain the signed offer and a banker's draft for the deposit (cauzione). Minimum offer €271,875.

  1. Book the viewing through the Public Sales Portal (Portale delle Vendite Pubbliche, PVP), using the «Prenota visita» button in the official listing: by law, requests must go through it (art. 560 c.p.c.). For questions about the property, the contact is the sale delegate (delegato alla vendita): Igor Genghini · igenghini@notariato.it. The appraisal report (perizia) is not among the attachments on the Portal: ask the delegate or the court-appointed custodian (custode) for it, it is free of charge.
  2. Prepare the cashier's cheque for the deposit (10% of the offered price, as the notice requires), made out as the notice indicates.
  3. Deposit the sealed envelope with the signed offer at the delegate's office by Tuesday 15/12/2026 at 12:30.
  4. Attend the opening of the envelopes on Wednesday 16/12/2026 at 16:30: if there are several offers, a bidding round is held among those present; if you win the lot, payment of the balance within the terms set out in the notice, and then the transfer decree.

The appraisal report is not published with the notice: before bidding, ask the sale delegate or the custodian for it (it is free of charge), or find it on the publicity websites listed in the official listing.

Costs and conditions to factor in

The items below are the general rules for this type of sale: the exact figures are in the notice linked at the bottom.

  • Registration tax or VAT as in a standard sale; plus the share of the sale delegate's fee for the transfer and the costs of registering the transfer decree
  • No commission to pay to the court or the seller. If you choose our assisted service, the fee is separate and we will tell you in writing before we start
  • Anyone occupying without title will be removed by the court-appointed custodian, and the timing should be factored in
