Workshop at auction in Viale del Lavoro, San Giovanni Ilarione, 601 m²

Viale del Lavoro, San Giovanni Ilarione (Verona)

The appraisal report in brief

  1. Occupancy and title

Lot 2: the land is leased under a contract dated 19/06/2023 which the appraiser considers enforceable against the proceedings only for the nine-year period, because it is not registered. The contract will therefore expire on 02/05/2032.

«Il titolo risulta opponibile alla procedura solo per il novennio, poiché nonostante sia stato»

Quote from the report (Italian), page 40 ↗
  2. Occupancy and title

Lot 2: the lease is registered but not transcribed; the rent is €1,500 per year, which the appraiser considers fair.

    «Il contratto non risulta trascritto.»

Quote from the report (Italian), page 40 ↗
  3. State of repair

Lot 1: after the rains, water infiltration from the roof has appeared, not visible at the first inspection. The appraiser reports at least two areas on one side and a third on the opposite side, and indicates the need for extraordinary maintenance.

«Necessità di intervento di manutenzione straordinaria per ripristino della tenuta della copertura per eliminazione delle infiltrazioni»

Quote from the report (Italian), page 4 ↗
  4. State of repair

Lot 1: the appraiser applies a further 10% reduction for restoring the roof, without quotes or in-depth technical investigations.

«lo scrivente esperto stimatore ha ritenuto necessario identificare un ulteriore coefficiente di deprezzamento del 10%»

Quote from the report (Italian), page 27 ↗
  5. Planning and land-registry discrepancies

Lot 1: the changing room is missing from the project drawings. The future buyer will have to decide whether to demolish it or regularise it; the appraiser indicates a CILA or SCIA regularisation.

    «il futuro acquirente/aggiudicatario dovrà decidere se demolirlo o sanarlo.»

Quote from the report (Italian), page 22 ↗
  6. Regularisation costs

Lot 1: for regularising the changing room, the appraiser indicates a penalty of €1,032.00 and technical fees of €1,500.00.

    «Sanzione amministrativa: € 1.032,00»

Quote from the report (Italian), page 22 ↗
  7. Systems (plumbing, electrical, heating)

Lot 1: mains gas, heating and alarm are described as not working; the electrical system is external conduit wiring.

«metano non funzionante, riscaldamento ROBUR non funzionante, allarme non funzionante»

Quote from the report (Italian), page 10 ↗
  8. Other

Lot 2: the appraiser reports the presence of non-cancellable encumbrances (landscape constraints, hydraulic setback, watercourse protection zones) on part of the plots.

«Foglio 21 Mappali 290-291 è classificata dal vigente strumento urbanistico parte in ZTO»

Quote from the report (Italian), page 39 ↗
  9. Other

Lot 1: the appraiser states that there are encumbrances to be cancelled and that the summary does not replace the full assessment; the buyer must verify the property in every respect.

«sarà quindi onere di parte offerente – a propria cura – verificare il bene sotto ogni profilo.»

Quote from the report (Italian), page 28 ↗
  10. Restrictions and easements

Lot 2: access to the plots is via a rural road and an agricultural track; plot 1460 is not directly connected to the other lands, and to reach 353 you must cross 354.

«per accedere al mappale 353 è necessario attraversare il mappale 354.»

Quote from the report (Italian), page 38 ↗
  11. State of repair

Lot 2: the appraiser finds an average shortfall of about 15% across the entire vineyard and the first signs of water shortage.

    «un ammanco di circa il 15% medio sull'intero vigneto»

Quote from the report (Italian), page 33 ↗
