Real estate complex with land at auction in Via della Fontana 6, Monteforte d'Alpone

Via della Fontana 6, Monteforte d'Alpone (Verona)

The appraisal report in brief

  1. Occupancy and title

Single lot: the property is lived in by Mr Murari Andrea and his family. The search at the Italian Revenue Agency (Agenzia delle Entrate) shows no registered lease, so there is no lease enforceable against the proceedings.

«Ne deriva quindi che non vi sia alcun contratto opponibile alla procedura.»

Quote from the report (Italian), page 33 ↗
  2. Planning and land-registry discrepancies

Single lot: the cadastral floor plans dated 3/10/1986 do not match the current state. The appraiser indicates façade differences, slight internal differences, a canopy not registered with the land registry and an underground storage room of 187.20 m² not registered with the land registry.

«Le planimetrie catastali depositate presso l'Agenzia delle Entrate, ufficio del Territorio di Verona, sono datate 3/10/1986 e non risultano conformi allo stato attuale degli immobili.»

Quote from the report (Italian), page 30 ↗
  3. Unauthorised building works

Single lot: the compound does not conform to the authorised state. Some authorised works have not been carried out, and unauthorised walls, henhouses and a canopy are present, which must be removed.

«Il compendio immobiliare non risulta conforme allo stato autorizzato, secondo la documentazione fornita ed esaminata»

Quote from the report (Italian), page 32 ↗
  4. Unauthorised building works

Single lot: no certificate of occupancy or habitability was found in the municipal file. The appraiser also reports building applications that were not provided by the Municipality.

«nel fascicolo fornito dal comune non è stato rinvenuto alcun certificato di agibilità ed abitabilità.»

Quote from the report (Italian), page 32 ↗
  5. Regularisation costs

Single lot: the appraiser estimates the cost of survey, verification and regularisation, including removal of the canopy and henhouse, at €50,000.00. For cadastral regularisation, the appraiser estimates €5,000.00.

«Si prevede un presumibile costo complessivo di € 50.000,00 per il rilievo completo degli immobili»

Quote from the report (Italian), page 32 ↗
  6. State of repair

Single lot: the whole complex is in poor maintenance and conservation condition, with widespread water infiltration from terraces and roofs. The appraiser indicates that the successful bidder will have to carry out a complete redesign and reorganisation.

«tutto il complesso immobiliare è in scarso stato manutentivo/conservativo»

Quote from the report (Italian), page 26 ↗
  7. Systems (plumbing, electrical, heating)

Single lot: the systems are rather old and require checking and upgrading to comply with regulations. The home is heated with wood or pellet stoves.

«tutti gli impianti sono piuttosto vetusti e necessitano di verifica e adeguamento alle vigenti normative.»

Quote from the report (Italian), page 25 ↗
  8. Restrictions and easements

Single lot: the compound has only one access from the road, through a vehicle and pedestrian gate, and a new one cannot be created because the road is lower than the land. Division and subdivision would require a complete redesign.

«non risulta possibile creare un nuovo accesso in quanto la quota della strada è inferiore rispetto alla quota dei terreni.»

Quote from the report (Italian), page 4 ↗
  9. Other

Single lot: the valuation is made without warranty for defects, with a reduction of about 8% of the valuation figure, amounting to €55,000.00. The appraiser specifies that the cost of verifying the property is borne by the bidders.

«Trattandosi invece di immobili che vengono venduti senza garanzia di vizi e difetti»

Quote from the report (Italian), page 41 ↗
  10. Other

Single lot: complete metric surveys were not carried out due to the large number of registered properties, and slight dimensional or positional differences cannot be ruled out.

«non è stato possibile effettuare dei rilievi metrici ed accedere all'interno di ogni ambito.»

Quote from the report (Italian), page 32 ↗
  11. Other

Single lot: a voluntary mortgage securing a loan in favour of Unicredit is registered, and it will be cancelled by the proceedings. The appraiser states that no encumbrances remain for the buyer.

«ipoteca volontaria per concessione a garanzia di mutuo fondiario iscritta presso»
