Property complex with 4 apartments at auction in Via Torquato Tasso 42, Seregno

Via Torquato Tasso 42, Seregno (Monza e della Brianza)

The appraisal report in brief

  1. Planning and land-registry discrepancies

The appraiser writes that the small accessory room on the first-floor landing is not recorded in the cadastre. According to him, sub. 701 will need to be updated in the cadastral records, together with other forms.

«non risulta accatastato il piccolo vano accessorio ricavato sul pianerottolo del piano primo»

Quote from the report (Italian), page 15 ↗
  2. Planning and land-registry discrepancies

The appraiser writes that the property is not compliant but can be regularised. The irregularities concern the cadastre and the building applications.

«L'immobile risulta non conforme, ma regolarizzabile.»

Quote from the report (Italian), page 15 ↗
  3. Unauthorised building works

For the two-storey warehouse the appraiser writes that the original building permit was not found, nor any subsequent permit. The building compliance of the whole structure therefore cannot be proven.

«non è stato possibile reperire il titolo edilizio originario né alcun titolo successivo che lo riguardasse»

Quote from the report (Italian), page 10 ↗
  4. Unauthorised building works

The appraiser writes that some extraordinary maintenance works would not be lawful, because they were carried out under Decree-Laws that were not converted into law and therefore lapsed.

«Detti interventi non potrebbero ritenersi regolari perché eseguiti ai sensi di Decreti Legge non convertiti e quindi decaduti»

Quote from the report (Italian), page 12 ↗
  5. Planning and land-registry discrepancies

The appraiser writes that the zoning instrument prohibits commercial activities over 1,000 m² in the area. The two-storey warehouse would exceed this area. For this reason it could only be used as a warehouse.

«l'odierno strumento urbanistico vieta nella zona la presenza di attività commerciali aventi superficie superiore ai 1.000 mq»

Quote from the report (Italian), page 15 ↗
  6. Regularisation costs

The appraiser writes that he deducted from the value of the lot an all-inclusive amount of 5,000 to remedy the non-compliant situations. In the extracted text the currency symbol is not readable.

«si decurta dal volere del lotto un importo onnicomprensivo di 5.000»

Quote from the report (Italian), page 15 ↗
  7. State of repair

The appraiser writes that overall the maintenance condition is fair. The windows and shutters overlooking the north courtyard are in poor condition.

«Nell'insieme il compendio appare in un discreto stato manutentivo»

Quote from the report (Italian), page 19 ↗
  8. Systems (plumbing, electrical, heating)

The appraiser writes that the owner has not provided documents certifying that the systems have been brought up to standard. For this reason he advises against switching them on without verification by qualified technicians. The heating and alarm still need to be checked.

«non avendo la proprietà fornito alcuna documentazione attestante la messa a norma delle varie reti»

Quote from the report (Italian), page 20 ↗
  9. Other

The appraiser reports fibre-cement panels on the roofs of some structures. This material may contain asbestos.

«pannelli in fibrocemento nelle coperture dei manufatti alle particelle 219 e 225»

Quote from the report (Italian), page 20 ↗
