Costs and conditions to factor in

The items below are the general rules for this type of sale: the exact figures are in the notice linked at the bottom.

  • Deposit: €8,348, as stated in the notice, by banker's draft submitted with the offer
  • Bid increments: set by the notice, so check them before you bid
  • Notarial deed with the notary within the terms of the notice
  • Taxes under the lot's regime (usually the registration tax): the notice specifies this, so check it before you bid
  • No planning guarantee: any regularisation (sanatoria) is at the buyer's expense

What you really need

  • Deposit to have ready: €8,348 by banker's draft (it is returned to you if you do not win).
  • Registration tax (imposta di registro): €3,439 if first home (prima casa) (2%, minimum €1,000) or €15,126 in other cases (9%, minimum €1,000), already including €100 of mortgage and cadastral taxes; if a company is selling, VAT may apply: the notice says so. If you buy as a private individual and the sale is not subject to VAT, you can ask for the tax to be calculated on the cadastral value instead of the price: this is often much lower. Ask the sale delegate or the notary.
  • Notary fee: approximately €1,670-€3,339 (1-2%)
  • Indicative total budget starting from €166,950: approximately €172,059-€185,415
  • Estimate starting from the base price (prezzo base): monthly instalment of about €573 with a mortgage at 70% (€116,865) over 25 years at 3.3%; you need about €55,194 in savings: the 30% not covered by the mortgage (the deposit (cauzione) paid is part of it and is deducted from the price), the registration tax and the fees
  • These are estimates based on the general rules, not a quote: the exact figure depends on the notice, your tax situation and the bank.
