In Viterbo the price of a home varies greatly from one area to another: in the 1st half of 2026 the zones with published values range from a minimum of €450/m² (Grotte Santo Stefano) to a maximum of €1,350/m² (Quartieri Esterni alle Mura). Reading these figures requires some explanation.
They are a starting point, not a selling price: the actual value depends on the condition of the property, the floor and the negotiation.
If you are looking at an auction in a central area, such as the Centro Storico (zone B6), the reference is between €800 and €1,250/m². In the peripheral area the average of the minimums drops to €650/m², so always compare the auction with the exact zone in which the property is located. The median of the minimums is €750/m² and that of the maximums is €1,150/m².
For rentals, rents from contracts registered with the Italian Revenue Agency (Agenzia delle Entrate) show that the 4+4 open-market lease reaches €5.6 per m² per month, the 3+2 agreed-rent lease (canone concordato) reaches €5.0 and the transitional lease reaches €4.8. In the OMI property values (quotazioni OMI) the median rent across zones is €4.2 per m² per month. The type of contract changes the figure a great deal, so ask yourself which one you would use.
The average income declared by taxpayers in Viterbo is €25,348 in 2024, according to the MEF. In the provincial capital 41% of sales take place with a mortgage, according to the Italian Revenue Agency (OMI). Sales over the last four quarters are 946, with an annual change of -6% as of the 2nd quarter of 2026 (provisional data).
Before making an offer, compare the price with the OMI property values for your area and remember that OMI data are averages, not an appraisal of the property.
