House prices in Vicenza

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In the central areas of Vicenza, a home in normal condition is worth, on average, between about €1,450 and €1,900/m², while in the outlying areas it drops to about €860-1,040/m². The most useful figure for someone starting from scratch is this gap: the provincial capital does not have a single price, and the zone matters more than almost any other factor.

The OMI property values (quotazioni OMI) are the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months for each zone, in euros per square metre, with a minimum and a maximum for homes in normal condition. In the 1st half of 2026, Vicenza has 13 zones with values. The median of the minimums is €1,050/m² and the median of the maximums is €1,300/m²: half of the zones sit below, half above. The most expensive zone is B4, Nucleo Centrale Storico, between €1,500 and €2,050/m². The least expensive starts from €750/m².

If you are looking at an auction in a peripheral or agricultural zone, compare the price with the range of its zone, not with the city average. In zone D1, along the Riviera Berica, the range is €1,050-1,400/m²: a reference point for understanding whether a price is in line.

For rents, the Italian Revenue Agency publishes the rents of registered contracts, that is, the average rents deposited. In 2025, the 4+4 open-market lease (contratto 4+4) reaches €8.4 per square metre per month; the 3+2 agreed-rent lease (canone concordato), €6.9; the transitional lease for students, €4.9. The median of the OMI rents, zone by zone, is €7.1 per square metre per month.

The average income declared in 2024 by taxpayers in the municipality is €29,589, according to the MEF. In the 2nd quarter of 2026, home sales in the provincial capital were 451; over the last four quarters, 1,676, with a share of mortgages equal to 53%. What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
