House prices in Trieste

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Trieste the price of a home varies greatly from one neighbourhood to another. In the Centro Storico, zone B2, civil homes in normal condition sell for between €2,500 and €3,100/m², while in zone C2, between San Giacomo and Chiarbola, the range goes from €1,650 to €2,150/m².

The OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for this municipality are updated to the first half of 2026 and cover 11 OMI zones. If you are looking at an auction in the Semicentrale band, note that the average of the minimums is €1,840/m² and the average of the maximums is €2,450/m².

To read a general price, you can start from the median, that is, the value that divides the zones in half. The median of the minimums is €1,800/m² and that of the maximums is €2,450/m². The ratio between the highest maximum and the lowest minimum is 1.9. The value for excellent condition is published in only one zone, so for almost all neighbourhoods you only have the values for normal condition.

If you are thinking of renting, the median of the rental ranges is €8.0 per m² per month. The rents on registered leases, that is, the average rents on leases registered with the Italian Revenue Agency, in 2025 range from €7.7 per m² per month for the transitional lease to €8.6 for the open-market 4+4 lease. The 4+4 is the open-market lease, while the 3+2 is the agreed-rent lease (canone concordato), which stands at €7.8.

As a reference on incomes, the average declared income in 2024 was €28,421, across 156,802 taxpayers, according to the MEF (Dipartimento delle Finanze).

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
