Teramo, 1st half of 2026: half of the 16 OMI zones (zone OMI) have a minimum value below €900/m² and half have a maximum value below €1,325/m². If you are looking at an auction in the city, use these two figures as your first starting point.
Location makes a big difference to the picture. In central zones the average values range from €1,163 to €1,717/m², in outer zones from €997 to €1,475/m², and in suburban zones from €768 to €1,112/m². The most expensive zone is B4, in the centre (Corso San Giorgio, Piazza Martiri), with values from €1,300 to €1,950/m². The cheapest zone is R7, in the outlying villages (frazioni), with a minimum of €600/m².
For rentals, the rents on leases registered with the Italian Revenue Agency (Agenzia delle Entrate) in 2025 show that the 3+2 agreed-rent lease (canone concordato) costs on average €4.7/m² per month, while the 4+4 open-market lease (contratto 4+4), that is the free-market lease, stands at €4.4/m² per month. The transitional lease (contratto transitorio) is at €4.7/m² per month, and the student lease at €3.4/m². Each type of lease has its own number of properties: 549 for the 3+2 and 127 for the 4+4. The figure only applies to that type of lease. The median rent across the zones is €4.4/m² per month.
The average declared income in 2024 was €25,424, calculated on 38,126 taxpayers (source: MEF, Dipartimento delle Finanze). In the provincial capital, over the last four quarters up to the second quarter of 2026, there were 459 home sales, 117 of them in the last quarter alone. The annual decline is 1%, and about half were made with a mortgage. The data are provisional (source: Agenzia delle Entrate, OMI).
Compare the auction price with the values for the zone and with the rents, without relying on a single figure.
