House prices in Sondrio

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Sondrio, for a home in normal condition, the reference value ranges from about €1,100 to about €1,375 per square metre: these are the two medians calculated across the ten OMI zones. OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) (OMI) are the average values that the Agency publishes every six months, zone by zone, with a minimum and a maximum in euro per square metre, referring to homes in normal condition. The reference figure is for the 1st half of 2026.

The range between zones is wide. The least expensive zone starts from €700/m², a rural hamlet, while the most expensive reaches €1,650/m², in the suburbs. If you are looking at an auction in a hamlet, the reference value is in the lower range; if it is in the suburbs, it is in the upper range. The table above shows the exact zone of the property.

On rents, the rents of registered contracts are the average rents declared to the Italian Revenue Agency. The open-market 4+4 lease records about €6.1/m² per month across 439 homes. The agreed-rent 3+2 lease (canone concordato) is about €5.6/m² per month across 66 homes, while the transitional lease is about €6.0/m² per month across 180. According to OMI property values, the median rent per zone is €5.0/m² per month. So, if you are thinking of renting, keep an eye on the type of contract before doing the sums.

The average income declared in 2024 is €29,272, calculated across 16,508 taxpayers. The source is the MEF, Department of Finance. It is data on the income of those who declare, not on house prices, so read it as context.

On the market, in the 2nd quarter of 2026 home sales in the provincial capital are 86, with an annual change of -4%. Over the four quarters up to the 2nd quarter of 2026 there are 284. The share with a mortgage is 39%.

For nine zones out of ten the Agency also publishes the value for homes in excellent condition, so you can better compare a renovated property.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
