In Siracusa the price of a home varies a lot from one area to another: in Ortigia, the historic centre (zone B1), the Italian Revenue Agency (Agenzia delle Entrate) indicates a sale price range of €2,150 to €2,750/m², while in rural zones (R1) it drops to between €410 and €580/m².
To read these figures you need the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate): these are the average values that the Agency (OMI) publishes every six months for each zone, in euros per square metre, with a minimum and a maximum for homes in normal condition. The data here is from the first half of 2026.
In the four central zones the average of the minimums is €1,425/m² and the average of the maximums is €1,962/m². In the semi-central zones they fall to €900 and €1,233. Across the 18 zones the median of the minimums is €950/m²: half of the zones start below this figure. If you are looking at an auction in an outlying zone, the useful reference is the price range for your zone, not the average for the municipality.
For rents, the median across zones is €5.2/m² per month, which is the central value of the rent ranges. Rents in contracts registered with the Italian Revenue Agency in 2025 range from €4.5/m² per month for the 3+2 agreed-rent lease (canone concordato) to €5.5 for the transitional lease, while the 4+4 open-market lease is at €4.7. These are average values of registered contracts and should be read only as an indicative reference.
The market remains active: in the provincial capital there were 1,516 home sales in the last four quarters, with provisional data up to the second quarter of 2026. Compared with a year earlier the number is down by about 5%. According to the OMI, about 42% of sales are financed with a mortgage. The average income declared for 2024 is €23,711 (source: MEF, Dipartimento delle Finanze), a useful figure for assessing whether a monthly instalment is sustainable.
The auctions currently open in the municipality are listed below: before making an offer, compare the base price (prezzo base) with the OMI price range for the zone.
