House prices in Ravenna
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Ravenna, homes for sale range from €960/m² to €4,000/m² in the OMI zones: the lowest and highest values are more than four times apart (a ratio of 4.2). If you are looking at an auction, this is the first figure to keep in mind.
In the 1st half of 2026, half of the zones have a minimum below €1,750/m² and half above. The median maximum is €2,300/m².
Differences between zones are strong. In the central zones, the average of the minimums is €1,900/m² and the average of the maximums is €2,200/m². On the seafront, at Lido di Savio, the range rises to €2,850-€4,000/m². If the auction is at Porto-Bassette, the reference drops to €960-€1,250/m², so always check the zone first.
If you are thinking of renting out, the median is €7.5/m² per month. Rents from contracts registered with the Agenzia delle Entrate in 2025 show that the open-market 4+4 lease stands at €7.3/m² per month and the 3+2 agreed-rent lease (canone concordato) at €6.8.
The average declared income in Ravenna is €27,031 in 2024, according to the MEF, across 124,101 taxpayers. This figure does not tell you how much a home costs, but it helps you understand how heavy a monthly instalment would be.
In the 2nd quarter of 2026, home sales in the provincial capital numbered 773, while over the last four quarters they totalled 2,887, with an annual change of -1%.
Before making an offer, compare the price with the OMI property values (quotazioni OMI) for the zone and with the rents in your area.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
