House prices in Pesaro
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Pesaro, in the 1st half of 2026, the average value of a home in normal condition ranges from about €1,475/m² (median of the minimums) to €1,900/m² (median of the maximums) across the 18 OMI zones.
The most useful figure for understanding the city is the distance between zones. The lowest minimum is €970/m², in Monteciccardo, a suburban zone. The highest maximum is €3,500/m², in the Zona Mare (B3), in the central band (fascia centrale). The ratio between the two, according to the data, is about 3.6. If you are looking at an auction, first check which zone the property is in: it changes almost everything.
To orient yourself, if the property is in the central band (fascia centrale), the average reference runs from €2,333 to €2,883/m². In the Centro Storico (B1) the range is €2,250 to €2,650/m². In Zona Pica - Case Bruciate (D4), a peripheral area (periferica), it runs from €1,750 to €2,150/m².
According to the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the 1st half of 2026, the median rent across the zones is €6.5/m² per month. The 4+4 is the open-market lease: in 2025 it stands here at €8.0/m² per month. The 3+2 is the agreed-rent lease (canone concordato), at €6.5/m². The transitional lease for students stands at €4.9/m² and the ordinary transitional lease at €4.2/m².
One final figure helps you read the picture: the average declared income in 2024 is €27,173, across 73,846 taxpayers (source: MEF, Dipartimento delle Finanze). It does not tell you the price of a home, but it shows you what city prices are being compared with.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
