In Palestrina, in the province of Rome, the most useful figure is this: for homes in normal condition, the Italian Revenue Agency (Agenzia delle Entrate) gives values between €1,000 and €1,650/m². If you are looking at an auction in town, you have a precise starting point.
The OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) are the average values it publishes every six months zone by zone: euros per square metre, with a minimum and a maximum. Here there are three zones with values, one for each band: central, semi-central and peripheral. In the 1st half of 2026, the most expensive zone is not the centre. The centre (B1) ranges from €1,000 to €1,400/m², the semi-periphery (C1) goes up to €1,650/m², and the periphery (D1, Fontanavazza-Muracciola-Loreto-Valvarino) lies between €1,000 and €1,450/m². If you are looking for a property in zone C1, the reference value is therefore higher than that of the centre.
For rentals, the median value of the OMI property values (quotazioni OMI) is €6.2/m² per month. As for rents under contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), in 2025 the open-market 4+4 lease (contratto 4+4) stood at €6.2/m² per month and the 3+2 agreed-rent lease (canone concordato) at €5.6. If you are evaluating a rental, the type of contract changes the average reference rent.
The average income declared to the Ministry of Economy and Finance (MEF) in 2024 is €22,783, across 14,533 taxpayers. It helps you understand how much the population of the municipality declares, but it does not tell you how much a home costs.
Home sales, on the other hand, concern the rest of the province of Rome, not the municipality alone. Over the last 4 quarters there were 20,092. In the 2nd quarter of 2026 there were 5,401, with 51% financed by a mortgage and an annual change of 5%. These are provisional figures.
Before reading them, compare the auction price with the values of the zone in which the property is located.
