COLPO D’ASTA · THE RIGHT MEASURE

House prices in Naples

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Naples, a home in normal condition can be worth from €740/m² in the Industriale Est zone up to €5,900/m² in the Fascia Costiera di Pregio. That is roughly eight times the difference between the cheapest and the most expensive zone. The values come from the OMI property values (quotazioni OMI), that is the average values the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months zone by zone, with a minimum and a maximum in euros per square metre. The data is from the 1st half of 2026 and covers 63 zones.

If you are looking for a home in the city, look at the band where you move around. In the central zones the average of the minimums is about €2,900/m², and the average of the maximums about €4,450/m². In the suburbs the minimums drop to about €1,650/m², and in the outlying zones to about €1,240/m². The typical value of a zone, the median, is €1,700/m² minimum and €2,600/m² maximum: half of the zones are above, half below. A useful point: for no zone does the Agenzia also publish the value for excellent condition, so these figures apply to homes in normal condition.

For rentals, the reference is the average rents from contracts registered with the Italian Revenue Agency (Agenzia delle Entrate). In 2025 a 3+2 agreed-rent lease (canone concordato) reached about €8.0 per m² per month, and a 4+4 open-market lease about €7.6. The central value of the zones is €7.5 per m² per month. If you rent or plan to rent, check which contract interests you, because the 3+2 is the agreed-rent lease (canone concordato) and the 4+4 is the open-market lease.

In the provincial capital, home sales have been 7,931 over the last four quarters, from the 3rd quarter of 2025 to the 2nd quarter of 2026. About 46% was done with a mortgage. Source: Agenzia delle Entrate (OMI), provisional data.

Before making a bid, compare the auction price with the value of the zone where the property is located.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
