House prices in Messina
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Messina the price of a home varies greatly from one area to another: in the cheapest zones OMI property values [quotazioni OMI] start from €430/m², while in the most expensive zone they reach €1,700/m². That is roughly four times as much. These are the data of the Italian Revenue Agency (Agenzia delle Entrate) for the first half of 2026.
OMI property values (quotazioni OMI) are the average values that the Italian Revenue Agency publishes every six months, zone by zone: euros per square metre, with a minimum and a maximum, for homes in normal condition. Here, there are 16 zones with values. The most expensive is B4, between Piazza Cairoli, Teatro Vittorio Emanuele, Duomo and Tribunale, with a range from €1,150 to €1,700/m² for residential homes.
If you are looking at an auction in a central zone, the reference is the average of the three central zones: between €1,000 and €1,467/m². In suburban zones the average falls to between €560 and €825/m². If the auction is in Torre Faro or Mortelle, zone D6 ranges between €950 and €1,350/m². If the property is in Villaggio Gesso (E4), the range is from €430 to €600/m²: compare it with the specific zone, not with the city-wide average.
Rents follow a different measure. Rents are expressed in euros per square metre per month. The median across the zones is €4.7/m² per month, that is, the central value of the rent ranges. The rents on registered contracts, that is, the average rents registered with the Italian Revenue Agency (Agenzia delle Entrate), are €4.7/m² per month for the 3+2 agreed-rent lease (canone concordato), €4.8 for the 4+4 open-market lease, and €5.4 for the transitional agreed-rent lease reserved for students. The ordinary transitional lease is €4.4.
Income helps you read the picture. The average declared income in Messina is €24,492, according to Ministry of Economy and Finance (MEF) data for 2024 covering 130,870 taxpayers. In the second quarter of 2026, home sales in the provincial capital were 593, and over the last four quarters 2,337. 41% of home sales were made with a mortgage (Agenzia delle Entrate – OMI, provisional data).
Before making an offer, compare the price with the zone and with the values on this page.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
