House prices in Matera

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Matera, sale values run from €500 to €2,900 per square metre: the lowest minimum is in zone R1, the Colline di Matera, and the highest maximum is in zone B2, the most expensive part of the centre. These are the figures from the Italian Revenue Agency (Agenzia delle Entrate) for the 1st half of 2026. They are not the price of a single home, but a reference range. If you are looking at an auction in zone B1, the reference is between €1,650 and €2,000/m²; in zone B2 it goes up to €2,900/m². In the outlying zone D1 the range is between €1,500 and €1,850/m². Half of the zones have a minimum value below €1,500/m² and half above. For the maximums, the midpoint is €2,000/m². For rents, the rents on registered contracts are the average rents registered with the Italian Revenue Agency. Here, open-market rents (4+4 open-market lease) are around €5.9 per m² per month and agreed rents (3+2 agreed-rent lease (canone concordato)) around €6.0. Transitional rents for students fall to around €4.8. The median value across the zones is €5.4 per m² per month, so if you are assessing a rent, use this as your starting point. The average declared income is €24,574, according to the Ministry of Economy and Finance (MEF) for the year 2024 across 42,143 taxpayers: a useful comparison with prices, but not a precise limit. In the provincial capital, home sales are 625 over the last 4 quarters and 153 in the 2nd quarter of 2026, with an annual change of 15% and a share with a mortgage of 53%. Before making an offer, compare the auction price with the range for the zone where the property you are interested in is located.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
