At Marino the highest sale value reaches €2,700/m², while the lowest falls to €1,150/m²: the ratio is about 2.3 times. These are the OMI property values (quotazioni OMI) for the 1st half of 2026, that is, the average values the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months zone by zone, in euros per square metre, with a minimum and a maximum for homes in normal condition. There are four zones with values.
The median of the minimums is €1,600/m² and that of the maximums is €2,375/m²: half of the zones sit below these figures, half above. If you look at an auction in Marino, use these values as a starting point, not as a price. The Agency does not publish a value for excellent condition in any zone of the municipality, so a renovated home has no official reference.
Rents from contracts registered with the Agenzia delle Entrate are another data point: the agreed-rent 3+2 lease (canone concordato) is at €8.3 per m² per month across 391 homes, the open-market 4+4 lease at €8.5 across 129, and the transitional lease at €7.1 across 53.
The average income declared in 2024 by taxpayers in Marino is €25,548, across 31,269 taxpayers (source: MEF). Property sales, however, are not referred to the municipality alone: the figure covers the rest of the Province of Rome. In the last year there were 20,092, and in the 2nd quarter of 2026 there were 5,401, with an annual change of 5%. About half of property sales, 51%, are made with a mortgage.
Read these figures alongside it, and always check the appraisal report (perizia) before deciding.
